The Cost of Different Types of ADUs

The term “accessory dwelling unit” may sound like just a fancy way of saying home addition, but it’s actually more than that. In fact, home additions are a subtype of ADUs. Other ADUs include garage conversions and detached constructions. Existing Garage Conversions

Converting a garage is perhaps the easiest and most affordable type of ADU construction, especially if the garage is already at the front of your home. Bathroom remodeling is especially easy because front-facing garages often have clear access to the main water and sewage lines, a job that can drive home addition costs through the roof. The rest of the expenses usually go to architectural planning, engineering, electrical, and energy efficiency calculations.

Attached Home Additions

The main difference between an attached ADU and a full home addition is that ADUs can be built as a separate unit from the rest of the home. The main drawback of this type of construction is that it may render some rooms unusable while the build is on-going. These types of ADUs are a little bit more expensive than garage conversions mainly because they also include property surveys and soil reports.

Detached ADUs

You can think of detached ADUs as building a mini home because that is mainly what it actually is. This means you’ll also need to do some bathroom and kitchen remodeling, as well as finishing interiors on a second smaller home on your property. All this combined makes detached ADUs one of the most expensive remodeling projects you could ever take on.
